High conviction. Hands-on value creation.
Keystone pursues equity investments where we can drive value through repositioning, ground-up development, or sharper asset management. We look for asymmetric risk-reward and the chance to unlock long-term value through disciplined execution.
Our equity is thesis-driven and hands-on. We invest as control investors, co-GPs, or structured equity partners, and we never participate as a passive LP. On every deal, we bring operational expertise, data-driven market insight, and a deep network to lift performance.

|---|---|
| Target Hold | 2 to 5 years, depending on the repositioning timeline |
| Structure | Direct equity, joint ventures, and co-GP arrangements (no LP investments) |
| Risk Profile | Value-add and opportunistic |
Office
We invest in well-located office where repositioning, lease-up, or rebranding can materially enhance value, as well as assets with long-dated WALT and strong contractual cash flow. Our focus is on durable fundamentals and space that meets evolving tenant demand. Institutional management protects retention and long-term durability.
Retail
We target high-traffic urban corridors with durable demand and real barriers to entry. We pursue value-add and mixed-use retail where capital improvements, merchandising, or re-leasing unlock underused value, and we bring deep experience re-activating retail in dense, supply-constrained markets.
Residential
We acquire and reposition multifamily and single-family assets in demographically strong, supply-constrained neighborhoods. We pursue urban infill and garden-style communities where targeted capital, operational improvement, or rebranding creates value, always with basis discipline and resilient income in mind.
